Brodiach, Westhill Homepage
Bancon have submitted a bid for the development of around 130 houses at Brodiach, Westhill. The site sits to the East of the town, and West of the boundary of Aberdeen City.
Westhill has undergone significant growth in recent years, but this has been predominantly residential development to the West, and commercial development to the South. This has created something of an imbalance, and there is an opportunity for some sensitive development to take place in the East.
Westhill was the subject of a capacity study, commissioned by Aberdeenshire Council to assess its potential for future growth. This is a useful guidance document, and can be viewed by following this link.
Pipelines
Westhill is a growing town, and offers a range of facilities and a large amount of employment land. It is, however, somewhat limited by the presence of gas pipelines to the East and West. To the West, planning consents permit development to the West of the pipeline safety zones. Whilst development cannot occur on pipeline safety zones, they can provide valuable green corridors to break the monotony of developed land. In the East, a pipeline separates the Brodiach site from the existing settlement edge. However, this would again provide a valuable green corridor, part of which is already in use as playing fields. These constraints and opportunities are reflected in the capacity study, which recommends the Eastern areas, including Brodiach, as suitable for development.
