Bancon are promoting an exciting development proposal in Mintlaw. The town has been identified in the Aberdeenshire Local Development Plan process as a proposed growth area in the Rural Housing Market Area. The town has a substantial secondary school, with ample additional capacity, and also a need for additional local community facilities, employment land, and a mix of housing. The Proposed LDP promotes Mintlaw for major growth, based on its excellent location and available infrastructure (in particular the large secondary school). Over 1000 houses are proposed during the life of the LDP, with a mix of other uses including employment land, new primary school(s), leisure facilities, care homes and sheltered housing and retail and commercial opportunities.

An exciting opportunity for Mintlaw

Bancon believe that the bold step by Aberdeenshire Council to identify the suitability of the town for the level of growth proposed offers a lot for local residents to be excited about. Mintlaw, like many towns in Scotland, has suffered a little through small scale sporadic growth failing to contribute the needed community facilities, or infrastructure upgrades that it really needs. The consideration of the the long term future of the town in the way the Local Development Plan does will allow a masterplanned approach to be taken. The net effect is that the mix of uses and provision of infrastructure and facilities can be planned properly, and delivered effectively.

Part of the work that Bancon has done to date has been to seek out what the community thinks of the town, and what it needs. We are very grateful for the positive and helpful responses we have received from our consultation exercises, and from our meetings with both Mintlaw and Deer Community Councils. We are keen to maintain a dialogue with as many residents of the area as possible, and hope that this website can help to achieve that goal.

Following the publication of the Proposed Plan, Bancon have been working with the promoters of the site to the North of the town, to establish a common aim, and a Development Framework for the town. This will be developed further, in partnership with Aberdeenshire Council, hopefully the enable development to commence in advance of the final adoption of the plan in early 2012. Further details will be added in due course.

The basic principles of the towns expansion are 600 houses in the North, and 500 houses and other associated uses in the South.
