Bancon submitted a LDP bid for development in the North West of Banchory, utilising land bounded by housing on the South (Upper Arbeadie Road area), the East (Caird's Wynd/Raemoir Road area) and North (Upper Lochton) with the Western boundary defined by the existing Forestry Commission woodland areas. A limited amount of development is also proposed on land immediately North of Upper Lochton.

Development in the area has been sporadic over recent decades, due in part to the limited allocation of land for housing. Small land releases have led to insular developments with limited inter-connectivity. Bancon have been seeking to address this through their most recent development at Upper Lochton, and recent application for Upper Arbeadie.

Bancon therefore promote that the solution is to allocate larger areas of land to allow a masterplanning exercise to take place, allowing a long term plan to be created with connectivity at the heart of it. Whilst existing problems may not be completely reversible, a great deal can be done to join up roads and paths in the area to reduce travel distances and encourage pedestrian and cycle use.

The development area proposed will have limited visual impacts, as demonstrated in the Landscape Capacity Study included on the Local Development Plan page.

Bancon have developed a detailed set of plans for the expansion of Banchory, and submitted them as part of a package seeking an increase in the level of development promoted by Aberdeenshire Council. We believe that the plans offer an excellent balance of development to continue to support the towns existing infrastructure, whilst enabling the delivery of more services, more affordable housing, more employment opportunities and more leisure facilities. We aim to do this in a manner that is attractive, sensitive to the surroundings, and modern in terms of prioritising pedestrian and cycle movements over cars, and using the most sustainable building designs and construction.
