Bancon's Balmedie proposal seeks to expand the settlement to the west of the A90, utilising land from Keir Farm, Southfolds Farm and the East Aberdeenshire Golf Course. The proposed scheme could deliver up to 1000 dwellingouses, new primary and secondary schools, high quality employment land in line with the Energetica concept, leisure and community facilities. Bancon are promoting the development as a highly sustainable scheme, based around walking and cycling as the primary mode of transport.

The area to the West of Balmedie is currently detached from the town by the A90, except for small underpasses at the south and centre of the settlement, which serve a small number of existing farms and houses. Transport Scotland are to undertake road improvements in the immediate future, which include a grade separated junction at the south side of Balmedie, and a new road around the west of the proposed development site. These improvements to the road network unlock the potential of the proposed development site as the location of an expansion of the community of Balmedie, offering the necessary connectivity with the existing settlement . The proposed development seeks to accord with the aims of the recently approved Aberdeen City and Shire Structure Plan. More details can be found by reading through our LDP bid which can be downloaded on Local Development Plan page.

Since making that bid, Bancon have worked extremely hard to develop the proposals further. Since submitting the bid, it has been possible to integrate the land of East Aberdeenshire Golf Course into our masterplan area, so please take the time to consider our current proposals for the latest plans.

High on Bancon's agenda when considering this site was the Energetica concept. Rather than going into detail to try and define Energetica on this site (which is not a straightforward task), we advise that you have a look through the presentation linked below to gain an understanding of what it aims to achieve. Bancon consider the proposals at Balmedie to be forward thinking, sustainable, and also of great benefit to the existing residents of the area, ultimately providing facilities such as a secondary school outwith Aberdeen City.
