Bancon initially made a LDP bid to Aberdeen City Council for the development of a large area of land at Peterculter West. The LDP bid sought the allocation of land for around 500 dwellinghouses, in the valley between the A93 and the River Dee.

Bancon began by looking at the whole valley area as a potential site for expansion of Peterculter. Our first course of action was to carry out a detailed Landscape Capacity Study, which considers the potential impacts of development. This quickly reduced our aspirations for the westernmost parts of the site, and concentrated the proposals to the area to the eastern part.

Following the public consultation events held by Aberdeen City Council, Bancon realised that there were considerable local concerns about the scale of the proposed development, in relation to visual impact and in particular impacts on the road network and traffic congestion. In light of this, Bancon have reconsidered the proposals, and seek the inclusion of a smaller development in the Final LDP, which can deliver around 100 houses and business land, with access directly to the A93. Bancon have also looked in detail at the potential impacts of the development in terms of transportation, and have outlined potential mitigation to address congestion, and make improvements over the current scenario. These are focussed primarily on what can be done to improve the A93/Malcolm Road junction.
